Dedicated Strata Managers
You'll meet your assigned Strata Manager before we even begin—often prior to the first day of management. We believe continuity is essential to a smooth transition, so your Council works with the same manager from day one. Our managers are supported by a full administrative and accounting team to ensure seamless file and account takeover.
Full Accounting Services
We prepare comprehensive monthly financial statements and invoice records. Our services include assistance with guaranteed investments for Contingency Reserve Funds, timely invoice payment with vendor access to payment status updates, monthly arrears reviews with automatic collection letters, and escalation of significant arrears to the Strata Manager and Council for further action, ensuring proactive management of outstanding payments.
24/7 Emergency Response — Local Team
Our Strata Managers handle property emergency calls for their portfolio with support from a local administrative team. The on-call administrator collects information and immediately contacts the responsible Strata Manager, who is familiar with your property and contractors. Unanswered emergency calls within 15 minutes are escalated to the Associate Broker and Managing Broker.
Owner Portal & Technology
Owners have 24/7 access to a secure online portal where they can view their personal ledger, submit maintenance requests, file bylaw complaints, apply for alterations, and access important strata documents—including insurance policies, bylaws, meeting minutes, and building notices.
Building Warranty Administration

We assist Strata Corporations in tracking 2-5-10 Year Warranty milestones, obtaining proposals for Warranty Inspection Reports from qualified engineering firms, and ensuring sufficient funds are approved before deadlines. We coordinate warranty inspections and survey collection between owners and engineering firms, and assist with communications to warranty providers regarding warrantable determinations.

Annual Maintenance Planning
A well-managed property requires thoughtful long-term planning. We work in partnership with Strata Councils to create annual maintenance plans tailored to your property's specific needs—including critical equipment maintenance, cleaning, and pressure washing.
Insurance Management

We ensure timely renewal of Strata Corporation insurance policies and assist Strata Councils with annual reviews to ensure adequate coverage, including full replacement value, earthquake and flood protection, building code compliance, boiler and machinery coverage, glass and water damage protection, comprehensive general liability, and Directors and Officers liability coverage.
