Management

  • On call 24 hours a day, 7 days a week to ensure prompt emergency response
  • Identify cost effective projects to enhance and add value to your property
  • Utilize trusted trade's lists to obtain quotes on competitive services and take advantage of volume discounts
  • Conduct onsite inspections to evaluate your property and suggest improvements
  • Supervise onsite staff to ensure the highest level of service
  • Support and guide Strata Councils in making the best decisions for the property and owners
  • Utilize industry knowledge to suggest cost saving measures
  • Manage depreciation reports
  • Develop preventative maintenance plans

Financial

  • Consult on goal-based financial planning
  • Direct the budgetary process with cooperation from Strata Council
  • Collect, deposit and maintain full records of strata fees/levies/fines/refundable deposits
  • Prepare, reconcile and approve monthly financial statements
  • Facilitate maintenance & capital spending planning to maximize savings
  • Issue Arrears Letters to owners with outstanding accounts
  • Pay regular recurring expenses as well as authorized expenses and disbursements

Control

  • Ensure development and enforcement of By-Laws and Regulations

Administration

  • Work closely with Owners, Realtors and Notaries during buying and selling process to ensure smooth transition and proper handling of Forms, move in/outs and payments
  • Process Form requests quickly and accurately
  • Provide Welcome Packages and building information to new owners
  • Prepare agendas for meetings
  • Take meeting minutes and circulate once approved by Strata Council
  • Distribute minutes, financial statements, notices, by-laws, strata fee schedules either by mail or electronically
  • Provide effective communication and follow up
