Management

  • On call 24 hours a day, 7 days a week to ensure prompt emergency response
  • Conduct routine property & suite inspections to identify areas of improvement
  • Coordinate Move-in/Move-out process, including suite inspections, cleaning, repairs and improvement
  • Identify cost effective projects to enhance and add value to your property
  • Maintain and improve furnished student housing, communal study areas, classrooms, fitness facilities and common areas
  • Supervise onsite staff and/or Resident Advisors to ensure high level of service
  • Administer Payroll services of onsite staff and/or Resident Advisors
  • Utilize trusted trade's lists to obtain quotes on competitive services and take advantage of volume discounts
  • Resident Advisor Services including:
    • Advertising, interviewing and hiring new RA's
    • Training of new RA's
    • Working closely with RA's to ensure issues are dealt with efficiently

Financial

  • Collect, deposit and maintain full records of rent and deposit payments. Non-standard billing cycles available
  • Prepare, reconcile and approve monthly financial statements
  • Direct the budgetary process with Owner approval
  • Facilitate maintenance & capital spending planning to maximize savings
  • Pay regular recurring expenses as well as authorized expenses and disbursements

Control

  • Ensure development and enforcement of By-Laws and Regulations

Administration

  • Collect, process & facilitate the return of Security Deposits
  • Lease administration
